What To Expect With Asphalt Sealcoating
Asphalt sealcoating is a great way to extend the life of your new parking lot, but knowing the process of how the job is done might help make life easier when it is time for the crew to come. If you are not prepared for their arrival, it can delay the start of your sealcoating as well as cause more stress for you. Here are a few things to expect on your asphalt sealcoating day.
Block and Clean
Before the crew arrives, be sure to completely clear off the area you are having sealcoating done on. If there are cars or trashcans across the parking lot, it will get in the way of the crew and potentially become damaged. Block off the parking area and move all objects from the parking lot to help your crew get off on the right foot. If there is trash scattered on the parking lot or leaves sprinkled over the area, be sure to get it as clean as possible, including getting rid of any dirt or debris.
Prime and Fill
If there are gas spills or oil leaks on the parking lot, the paving crew will prime the area and cover up any damaged spots. In the case of cracks or potholes, prepare for these to be filled prior to the sealcoating application. The sealcoating works best when applied to a smooth surface and will help extend the life of your surface when it is in like-new condition before it is sealed.
Seal and Paint
Once the primer and filling jobs are dry, your parking lot is ready to be covered in sealcoating. This is the longest part of the entire process because it will require at least 12 hours to dry completely. When the sealcoating is dry and finished, the crew can come and repaint the parking lot stripes or other markings needed on the asphalt surface.
Walk and Open
Before you open your parking lot to the public again, many times you can expect a walk through to make sure your asphalt sealcoating was done to your standards. If there are any repairs that need to be made, these will be taken care of promptly so you can get back to using your parking lot once more. As soon as you are happy with the sealcoating process and everything has had enough time to dry, you are free to open your parking lot back up for use.
